Roof Restoration

Roof restoration for Penrith tile roofs

Tile roof restoration across Penrith: pressure clean, rebed and repoint every ridge, replace broken tiles, prime and coat. Free inspection.

What an ageing Penrith tile roof looks like

Moss and lichen across the south-facing pitch. Ridge mortar you can pick out with a thumbnail. Two or three tiles sitting slightly proud where someone has walked them. Dark streaking where the surface glaze has worn off concrete tiles and they have gone porous.

None of that means the roof is finished. On most 1960s to 1990s brick-and-tile homes across South Penrith, Cambridge Park, Colyton, Werrington and St Marys, the tiles themselves have decades left in them. What has failed is the mortar, the surface coating and the odd cracked tile — and all three are fixable without a re-roof.

That is what restoration is for. Call (02) 4705 5100 and we will come and tell you whether yours is a candidate.

The six stages of a restoration

1. Inspection, inside and out

Roof surface, ridge lines, valleys, flashings, and then the roof space from below. We are looking for soft battens, old water trails and anything that would make restoration the wrong call.

2. High-pressure clean

Moss, lichen, grime and loose surface material come off. This is also when hairline cracks and broken tiles become visible — plenty of faults only show up once the roof is clean.

3. Replace broken, cracked and slipped tiles

Swapped out before anything goes over the top. Matching the existing tile profile matters, and on older terracotta it can take some hunting.

4. Rebed the ridge and hip caps

The caps come off, the old mortar bed is removed, and the caps are bedded back on fresh mortar to a straight line. This is the structural part of the job and the part that stops the leaks.

5. Flexible repointing

A flexible pointing compound over the new bed, in a colour that suits the roof. Flexible rather than rigid because it has to move with Penrith temperature swings instead of cracking under them.

6. Prime and coat

A sealer or primer to bind the cleaned tile surface, then two coats of roof membrane. Colour is yours to choose, and lighter tones reflect more heat on the hottest side of the basin.

Why mortar is the whole story here

Penrith sits well inland of the coastal moderation. Summer afternoons are routinely several degrees above the eastern suburbs, and Penrith Lakes has recorded 48.9°C — the highest temperature measured anywhere in the Sydney basin. A dark tile surface in that sun runs far hotter than the air, then drops away sharply overnight.

Cement mortar does not love that. It is rigid; the roof is not. Every cycle opens the bond between the mortar and the cap a fraction further, until wind-driven rain from a Cumberland plain storm finds its way under. The repair is not cosmetic — it is the difference between a dry roof space and a ceiling repair.

This is also why we rebed rather than smear new pointing over old crumbling mortar. Pointing applied to a failed bed fails with it.

When restoration is the wrong answer

We will tell you to stop and think if:

  • Tiles are delaminating, flaking or breaking under light foot traffic
  • A large proportion of tiles are already cracked rather than a handful
  • Battens are soft or rafters show rot from long-running leaks
  • The roof has no sarking and you are also chasing heat and dust problems — worth doing properly at replacement time
  • It is a metal roof, in which case restoration is not the service; see metal and Colorbond roofing

In those cases full replacement is the better spend. If the problem is one leak rather than a tired roof overall, roof repairs will cost you a fraction of either.

Gutters and the rest of the system

A restoration is a good moment to deal with gutters, because the roof is already being cleaned and all that moss and grit has to go somewhere. Rusted sections, sagging runs and undersized downpipes get exposed by the first proper storm after a clean. See gutter repair and replacement for what that involves.

What restoration costs

Roof area and pitch set the baseline. After that: total metres of ridge and hip to rebed, how many tiles need replacing, whether valleys need clearing or replacing, access for scaffold and a pressure washer, and the coating system you choose.

FAQs

Frequently asked questions

Is restoration just painting the roof, or is there real work under it?

The coating is the last and least important step. The work that matters is the rebedding and repointing of every ridge and hip, replacing cracked and slipped tiles, and clearing valleys. A roof that is cleaned and sprayed without that is a roof that still leaks, just in a nicer colour. If someone quotes you a restoration that is mostly spraying, ask them how many metres of ridge they are rebedding.

How many more years will a restored tile roof give me?

On a sound concrete or terracotta roof, a properly rebedded and repointed job pushes the next major decision a long way down the road, and the coating itself typically carries a manufacturer warranty of many years. The honest variable is the tiles. If they are structurally fine, restoration is excellent value. If they are delaminating, no amount of work on top of them changes the outcome. We check that before quoting, not after.

Why does the pointing on Penrith roofs crack sooner than elsewhere?

Temperature range. The Nepean valley runs hotter in summer than the coastal suburbs and cools more sharply overnight, so the mortar bed under a ridge cap goes through a bigger expansion and contraction cycle every single day. Rigid cement mortar eventually crazes and crumbles under that. Modern flexible pointing compounds are formulated to move with it, which is why we repoint with flexible product over a fresh bed rather than patching the old cement.

Do you need to get on the roof, or can you quote from photos?

We inspect in person, and we look in the roof space too. Photos from the ground will not show you whether bedding has failed on the far side of a hip, whether a valley is rusting under the leaf litter, or whether a batten has gone soft under an old leak. A quote written from a kerbside glance is a guess, and guesses get revised upwards halfway through the job.

Will a lighter roof colour actually help with the summer heat?

It helps. A lighter coating reflects more solar radiation than a dark one, which lowers the surface temperature of the tiles and the heat load into the roof space. It is one of the measures Penrith City Council has promoted through its urban heat work. It is not a substitute for ceiling insulation and roof ventilation, but on the hottest side of Sydney, every bit of reflected heat is worth having.
