Roof repairs in Penrith and the Nepean

Leaking roof in Penrith? We trace the entry point, repair tiles, pointing, flashings and valleys, and quote in writing. Free inspection.

The faults behind most Penrith roof leaks

Water gets in through a short list of places, and in this part of Sydney the list is shorter than most. Heat does half the damage, storm wind does the rest.

Failed ridge pointing

The flexible pointing along every ridge and hip is the first casualty of a Penrith summer. The mortar bed expands and contracts through a bigger daily temperature swing than almost anywhere else in the basin, and eventually it crazes, then crumbles. Once there is a gap, wind-driven rain goes straight under the cap and into the roof space. This is the number one repair we do.

Lifted or displaced ridge caps

Storms that come across the Cumberland plain hit with enough gust to peel a cap whose bedding has already weakened. Sometimes you find the cap on the lawn. More often it has shifted ten millimetres and nobody notices until the ceiling marks.

Cracked and porous tiles

Concrete tiles go porous with age; terracotta cracks when something lands on it or somebody walks the wrong line. On the older stock through Oxley Park, Colyton and Cambridge Park, a handful of individual tile swaps is often the whole repair.

Flashings at chimneys, skylights and solar

Anywhere the roof plane is interrupted, the flashing is doing the waterproofing. Old lead and mortar around a chimney, a skylight kerb that has moved, or the feet and penetrations from a solar install are all common entry points — and solar is on a lot of Penrith roofs.

Rusted or overflowing valleys

Valley gutters carry a lot of water in a short burst. Fill one with gum leaves from a neighbouring ironbark and the water backs up above the tile line and runs inside instead.

We find the entry point, not the stain

The single most useful thing about a proper repair is the diagnosis. A ceiling stain in the hallway can be fed by a cracked cap three metres away on the other side of a hip, because water runs along a batten until something stops it.

So every repair starts the same way: a look in the roof space with a torch to follow the trail upward, then a look on top at where that trail leads. Where the pitch is steep or the block is tight, a drone pass gives us the ridge and valley detail without anyone guessing. You get told what we found and shown the photos.

Repairs we take on

  • Rebedding and repointing ridges, hips and gable ends
  • Replacing cracked, slipped or missing tiles
  • Chimney, parapet, skylight and penetration flashings
  • Valley iron replacement and valley clearing
  • Leaking box gutters and overflowing valley junctions

Tile and metal need different repairs

On a tile roof the waterproofing is a system: the tiles shed most of the water, the sarking (if there is any — plenty of 1960s roofs have none) catches what gets past, and the mortar holds the ridge line together. Fix the mortar and you fix most leaks.

On a metal roof the sheet itself is the waterproofing, so a leak is almost always a hole, a fastener, a lap or a flashing. Fasteners that have worked loose through thermal movement are extremely common out here, because a Colorbond roof in Penrith moves more over a day than the same roof would in Wollongong. Neoprene washers perish, the screw backs off, and water follows the shank.

If your roof is metal, there is more detail on the metal and Colorbond page. If the tile roof needs more than spot repairs, restoration is usually the better value conversation.

When we will tell you not to repair it

Some roofs are past the point where repair money is well spent. We will say so when:

  • The tiles themselves are breaking up, not just the mortar — you cannot repoint your way out of failing tiles
  • Battens are soft or the sarking is shot across most of the roof
  • The roof has been patched repeatedly by different hands and nothing matches
  • Rust has gone through the sheets on a metal roof rather than being surface only

In those cases the honest options are restoration if the substrate is sound, or full replacement if it is not.

What a repair costs

There is no honest flat rate. The price moves with how many tiles and how many metres of ridge, the pitch of the roof, access for ladders and a scaffold, whether the roof space has to be opened up, and how far the water has already travelled. A single-storey hip-and-valley in South Penrith with open side access and a quiet street quotes differently to a two-storey on a narrow Jamisontown block with a pool in the way.

What is fixed is the process: free inspection, written itemised quote, no obligation, and a workmanship warranty on what we complete. If part of the roof can safely wait until next year, the quote will say that.

FAQs

Frequently asked questions

The ceiling has a brown mark but nothing is dripping yet. How long can I leave it?

A stain means water has already been in the roof space, usually for longer than you think. It can wait a week; it should not wait a season. Water tracks along battens and ceiling joists before it finds a spot to drip, so the damage spreads sideways while nothing visible happens. The cheap version of this repair is a few tiles and a section of pointing. The expensive version is plasterboard, insulation and timber.

How do you find where the water is actually getting in?

We work from both sides. From inside the roof space we follow the water trail back up the battens and rafters to the high point, which is where it entered. From on top we check the suspect area for cracked tiles, failed pointing, lifted caps, flashing gaps and blocked valleys. Where access is tight or the pitch is steep we put a drone over it first. Guessing from the ceiling stain alone is how people end up paying for the same repair twice.

Older Penrith is tile and the newer estates are all Colorbond. Do you work on both?

Both. On the older brick-and-tile stock through South Penrith, Colyton and Werrington most repairs are mortar, tiles and valleys. On the Colorbond estates at Jordan Springs, Caddens and newer Glenmore Park it is usually fasteners that have backed out, flashings at a penetration, or a valley that has been walked on and flattened. Different tools, same process: find the entry point, fix the cause, not the symptom.

Will a patch repair hold, or am I just delaying a re-roof?

Depends entirely on what is underneath. If the tiles are sound and only the bedding has gone, a rebed and repoint will give you many more years and is genuinely good value. If the tiles themselves are delaminating, the battens are soft, or half the roof has been patched by three different people, we will say so and talk about restoration or replacement instead. We would rather lose the repair job than sell you one that fails.

Can you get to a repair quickly if rain is forecast?

We prioritise active leaks, and a temporary make-safe can usually be done before a permanent repair. If water is coming into the house right now, say that when you call on (02) 4705 5100 so it gets triaged properly. Storm-week demand across the Nepean can be heavy, but a tarp and a bucket under a known entry point beats waiting for a dry fortnight.
