A suburb built in stages, ageing in stages

Glenmore Park grew from the 1990s onward in successive releases south-west of Penrith, between The Northern Road and the foot of the Mulgoa valley. That staging is the single most useful thing to know about roofing here, because the suburb contains roofs at three distinctly different points in their life.

The early stages

The first releases are now thirty years old or more. Concrete tile, complex hip-and-valley forms, original bedding. These roofs are squarely in the rebed-and-repoint window: the tiles have plenty of life left, but the mortar under the caps has been crazed by three decades of the hottest summers in the Sydney basin and the surface coating has worn through.

That is a roof restoration — clean, replace broken tiles, rebed and repoint every ridge and hip, prime and coat. Gutters of the same age are usually ready too.

The middle stages

Fifteen to twenty-five years old. Generally not due for restoration, but due for an honest look: a few cracked tiles, early mortar crazing, valleys that have never been cleared, and solar installations whose mounting feet went through the roof plane some years ago. Targeted roof repairs now are a great deal cheaper than a restoration later.

The newest streets

Mostly steel, where the faults are fasteners working loose through thermal movement, flashings and penetrations rather than mortar. See metal and Colorbond roofing.

Exposure and heat

Glenmore Park sits open to the south and west, catching storm cells coming up the valley, and it bakes in summer like the rest of the Nepean. Lighter roof colours, proper sarking and roof-space ventilation all do measurable work here, which is the reasoning behind Penrith City Council promoting cooler roofs through its urban heat program.
